Ferraro Choi proudly received the 2011 NAIOP Hawaii Kukulu Hale Renovation Award for its offices on the 5th floor of the IBM Building, Ward Centre, Honolulu, Hawaii. The National Association of Industrial and Office Properties or NAIOP is the nation's leading trade association for professionals in industrial, office and mixed-use commercial real estate that includes developers, owners, investors, and asset managers. The Hawaii Kukulu Hale Award recognizes renovation projects that respond to current market or economic conditions and are judged on the success of a number of factors including:

  • The project’s design concept and design creativity used to address specific problems and issues;
  • The success of the project in meeting its design and economic goals;
  • The degree of success to which a project relates and contributes to the community.

Working within limitations of the older structure and infrastructure of the IBM Building, Ferraro Choi used a number of sustainable design strategies to achieve a state-of-the-art functionally efficient, comfortable, and healthy work environment for its employees. Some of the sustainable design strategies employed included recycling, waste reduction, resource, energy-efficiency, and commissioning strategies. All workstations are open to ocean or mountain views with abundant natural ambient daylight with supplemental and controllable artificial lighting;

An efficient green design defined by clean classical lines, Ferraro Choi’s new 5th floor office at the IBM Building meets Ferraro Choi’s mission to “preserve, protect and enhance the built environment” and sets an example for future sustainable commercial interiors.
